Airbnb Management for Luxury Apartments & Villas on Lake Zurich — Discreet, Careful, Personal
Some homes are too good to sit empty — and too personal to hand to just anyone. If you own a premium apartment or villa in Zurich or on the lake — in Küsnacht, Rüschlikon, Thalwil, Horgen, Wollishofen or anywhere in Canton Zurich — and you’ve wondered whether it could earn on Airbnb without strangers treating it carelessly, this is the honest answer: yes, with the right kind of hosting. At AlpineKeys we manage a small number of high-quality homes with the discretion and care their owners expect, for a simple 20% of booking revenue.
The quiet problem with beautiful homes
Around Lake Zurich there are hundreds of exceptional properties that stand empty much of the year — second homes, homes between tenants, homes waiting for a sale, homes whose owners travel most months. An empty home still costs money every day: maintenance, heating, insurance, and the slow wear of nobody being there. Meanwhile, Zurich has a steady stream of guests who would pay well to stay somewhere genuinely special: relocating executives and their families, international visitors who dislike hotels, medical and academic guests, and families who want space, privacy and a view.
The reason most owners of premium homes never list them is not money — it’s trust. Who exactly sleeps in your bed? Who checks the house afterwards? Will your address end up all over the internet? These are the right questions, and they deserve better answers than a listing left to run itself.
How we host premium homes differently
- Discretion first. Your exact address is never shown publicly — guests receive it only after a confirmed, vetted booking. No signage, no fuss, and neighbours notice nothing except well-behaved guests.
- Vetted guests. We favour longer stays, verified profiles and guests with strong review histories. We decline bookings that don’t feel right — a judgement call a pricing algorithm cannot make.
- Longer, calmer stays. For high-value homes we usually recommend stays of a week to three months rather than one-night tourism: better guests, far less wear, and often better income than a classic tenancy — without Swiss tenancy law attaching to your property.
- The home is checked, every time. Personal inspection after every stay, hotel-standard cleaning and linen, and a photo-documented condition report if anything is ever wrong. Damage deposits and Airbnb’s host protection stand behind every booking.
- It stays your home. Block any dates you like — summers, holidays, a spontaneous weekend. You decide when it hosts and when it’s yours.
- One person, not a call centre. You message directly with the people who host your guests and hold your keys. We deliberately keep our portfolio small so this stays true.
What a premium home can earn
Zurich’s short-term rental market rewards exactly what your home offers: space, quality and location. Ordinary apartments in the city average around CHF 200 per night; distinctive homes with lake views, gardens or generous space play in a different league, and large homes are scarce on the platforms — most listings around Zurich are one-bedroom flats. A well-presented 4–6 room home in Küsnacht, Rüschlikon or Thalwil regularly outperforms what its owner assumed possible, particularly with executive and relocation stays of a month or more.
Every home is different, so we don’t do promises — we do numbers. Send us the address and a few photos and you’ll receive a discreet, realistic income estimate, including the honest comparison with simply renting long-term. If long-term is the better answer for your property, we’ll tell you so.
What it costs
Our fee is 20% of booking revenue — the same for a city studio or a lakefront villa. No setup fees, no monthly retainers, no hidden costs; cleaning is paid by guests. If your home doesn’t earn, neither do we.
One honest note: we don’t provide tax services. Visitor’s tax and income tax remain the owner’s responsibility — your tax advisor stays in charge, and our clear monthly reports make their job easy.
Where we work
Zurich city — including Enge, Wollishofen and the lake-facing districts — the Goldküste from Zollikon through Küsnacht to Erlenbach, the left shore from Rüschlikon through Thalwil and Horgen to Wädenswil, and the wider Canton Zurich.
Frequently asked questions
Will my address be public?
No. Listings show only the general area. Guests receive the exact address after a confirmed booking, and we can add extra screening steps for your property on request.
Can you host a fully furnished villa with valuable interiors?
Yes — that’s precisely the kind of home that benefits from vetted, longer stays. We document the condition of the home and its contents, inspect after every stay, and can arrange to store or lock away anything irreplaceable.
What if something is damaged?
Damage deposits, Airbnb’s AirCover host protection and our photo-documented inspections mean issues are rare, caught immediately and resolved with the guest — not left for you to discover.
Can I still use the house myself?
Always. Your calendar, your rules — many of our owners block entire seasons for themselves.
Do you handle taxes?
No — tax matters remain the owner’s responsibility. We don’t offer tax services.
How do we start?
A conversation and a visit. We look at the home, tell you honestly what it can earn and under which strategy, and you decide. Nothing goes live without your approval of every detail.
A discreet conversation costs nothing
